Barndominium Spray Foam Insulation in Houston, TX

Houston Elite Spray Foam knows that heat, humidity and condensation on bare metal can make a barndominium in the Houston area uncomfortable and costly to cool, and we help you figure out how spray foam fits your building and the way you plan to use it.

Spray foam on a barndominium shell can cut air leakage, steady indoor temperatures and stop the sweating that forms on metal panels, as long as it's installed correctly.

We'll walk through our insulation options, where each one works best, and what installation day looks like.

You'll also see how we assess steel-frame and post-frame buildings, prep the space, and choose closed-cell or open-cell foam for the roof, walls and interior partitions.

Barndominium projects take our crews across Houston and out to Magnolia, Tomball, Conroe, Cypress, Katy, Pearland and League City.

Barndominium Spray Foam Insulation in Houston, TX

Metal Roof and Exterior Wall Foam

We spray closed-cell foam on the underside of the metal roof and the inside of the wall panels to seal seams, laps and fastener lines. For budgeting help, see our breakdown of spray foam insulation cost in Houston.

The foam bonds to steel panels, purlins and girts when the surfaces are clean, dry and free of mill oil.

Closed-cell is dense and works as a vapor retarder, so humid air can't reach the cool metal and drip onto the slab.

Open-cell isn't a good match directly against metal panels in our climate, so we use it on interior areas instead. We look at the building before recommending a product.

Before installation, we locate wiring, plumbing, windows, roll-up doors and any roof or wall leaks.

Spray foam won't fix a leaking roof screw, bad flashing or framing problems, so those get handled before we insulate.

Interior Walls and Living Quarters

Inside the living quarters, interior partitions and ceilings form the joints where noise, conditioned air and humidity move between spaces.

We spray open-cell foam into interior stud walls and ceiling cavities to dampen sound and close the gaps between the shop side and the house side.

Our crew works around wiring, plumbing, ducts and boxes without burying anything that needs access.

We prep the cavities, spray to the planned depth, and trim excess foam flush where drywall or paneling will go.

This cuts noise between the bedrooms and the main living area and limits air exchange between the house and the shop.

We also check for wet framing, damaged materials and open gaps that need repair before we spray.

Shop and Living Combo Buildings

We set our approach by how each part of the building gets used. In a shop bay, we can foam the roof, walls and framing around overhead doors while keeping utilities, air lines and electrical panels easy to reach.

For the living side, we coordinate placement with framing, drywall, electrical and HVAC work.

We never foam over service panels, shutoff valves, cleanouts or anything else that needs routine access.

Before work starts, we go over ventilation, cure time, fire safety and any thermal or ignition barrier the manufacturer requires for foam left exposed in a shop.

When we finish, we walk the building with you and point out any finish steps each wall and ceiling assembly still needs.

Building Assessment and Planning

We walk the whole building to check for roof and wall leaks, condensation stains, rust, gaps at the eaves and base trim, exposed utilities and any existing insulation, and we confirm whether it's a steel-frame or post-frame structure so we can pick the right foam system and spray method. We locate plumbing, wiring, HVAC equipment, windows, walk doors and roll-up doors that need protection or clearance, and we talk with you about access, stored equipment, vehicles and ventilation. For a typical shell of about 2,400 square feet with closed-cell on the roof and walls, our written estimates usually fall between $10,000 and $24,000, and we note any repairs that must come first, since foam won't fix active leaks or structural issues.

Prep and Protection

We move or cover anything near the work area and protect the slab, windows, doors, fixtures and equipment with plastic sheeting and masking so the foam lands only where it should. Our crew makes sure the metal panels and framing are clean, dry and free of dust, mill oil and loose material, and we won't spray over wet metal or panels sweating with condensation, since that ruins adhesion. We set up ventilation and keep the area closed off during spraying and curing, and people and pets should stay out until the foam has cured and we give the all-clear.

Foam Application

We spray in controlled passes, following the manufacturer's limits for panel temperature, air temperature, lift thickness and time between passes, with typical targets including the roof, wall panels, eave lines and framed interior cavities. The foam fills ribs, laps and fastener lines, but we still work carefully around wiring, plumbing, windows and roll-up door tracks, and we keep vents, drains and equipment clearances open. We check depth as we go instead of judging by eye, and where the job has a set R-value or air-sealing target, we follow that spec and mark any spots that need trimming or touch-up.

Final Inspection and Walkthrough

After the cure, we check for missed areas, thin spots, poor adhesion, overbuilt foam and anything blocking utilities or doors, trimming and touching up as needed before we clean the space. We show you what we insulated, where we sealed penetrations and which areas were left untreated, and we point out any leaks, ventilation or structural issues that still need attention. Before we go, we pull protective materials, haul off debris and confirm that doors, equipment and access panels all work, then give you reentry guidance for the product we used.
